The GTA buyer guide

From pre-approval to picking up the keys: what to expect at each stage.

Every purchase is different, but most follow the same path. Use this guide as an overview, and talk to Nili about how it applies to you.

  1. Get clear on budget. Speak with a lender or mortgage broker about pre-approval and how much you can comfortably carry, including property tax, utilities and condo fees where applicable.
  2. Know your costs. Beyond the down payment, budget for land transfer tax, legal fees, a home inspection, title insurance, adjustments and moving. First-time buyers may qualify for land transfer tax refunds.
  3. Define your search. Location, commute, schools, property type, size and must-have features. Nili sets up a search so suitable listings reach you quickly.
  4. View and compare. Visit homes, open houses and neighbourhoods. Nili points out value, condition and resale considerations.
  5. Make an offer. Decide price, deposit, conditions (such as financing or inspection) and closing date. A Complimentary Offer Assessment helps you prepare.
  6. Satisfy conditions. Complete inspections, finalize financing and review condominium documents where applicable.
  7. Close. Your lawyer handles title transfer and funds; you receive the keys on closing day.
